LLR aims to build P3 billion portfolio with annual returns above 7%

Letlole La Rona (LLR), a BSE-listed real estate company, says its strategic intent remains focused on leveraging partnerships and networks, optimising its Botswana portfolio, and expanding across the continent. LLR Chief Executive Officer Kamogelo Mowaneng said the aim is to build a diversified portfolio worth P3 billion and achieve returns exceeding 7 percent annually. Speaking during the release of the company’s financial statements, Mowaneng said achieving this growth will require investing in critical skills to preserve value, grow the portfolio, and diversify it. “Diversification, as we know it, is our mitigation strategy. Going forward, we are following a disciplined investment approach on how we grow our portfolio,” she said. “Capital raising also remains key, and in the coming months, we will engage with our investors, both domestic and foreign, on how to raise capital. We have a healthy pipeline of over P500 million, which we plan to fund through a mixture of debt and equity.” LLR’s current sectoral spread comprises 55 percent retail and 45 percent industrial. The company’s target is a more diversified mix of 60 percent industrial, 34 percent retail, and the remainder in other asset classes. While LLR has announced plans to invest in a retail asset in Selebi Phikwe, Mowaneng said the company seeks to reduce exposure in this sector but follows an opportunity-based investment approach. “What that means is that we take a bottom-up approach where we look at investment opportunities and assess how they contribute to our sectoral spread,” she said. “This is a diversification mechanism that aims to protect investors against downside risks. The reason why we are investing in this particular asset is that it is very unique.” Mowaneng said the town is highly underserved from a retail perspective and offers something different. Currently confined to Botswana, LLR has allocated a 10 percent allowance for diversification outside the country. From an operational perspective, Mowaneng said LLR’s portfolio has proven resilient over the years, with an average occupancy rate of 98 percent. She said the company has maintained strong rental collection, which supports a robust cash position and delivers strong returns to shareholders. During the year under review, LLR recorded revenue of P201.8 million, a 16 percent increase from P173.2 million in the same period last year. Growth was driven by an organic uplift in rental revenues and the consolidation of JTTM Properties for 12 months compared with nine months in FY 2024.
